For Full-Time RVers
Using a Lot as Your Full-Timer Home Base
A seasonal lot gives you a place to come back to, a legal domicile address, storage for the things that don't travel well, and an asset that builds equity while you roam.
Why Full-Timers Buy a Lot
A Real Home Base
Full-timing is liberating — until you need a place to store things, handle maintenance, or just stop moving for a few weeks. A lot gives you a physical anchor. It's where you come back to between trips, where you can leave the bike and the kayak, and where you can invite family to visit and actually have space for them.
Domicile and Legal Address
Full-timers without a fixed address often struggle with banking, insurance, voter registration, and driver's license renewals. A deeded RV lot gives you a property address you can legitimately use. This matters most in states where you want to establish domicile — South Dakota, Texas, and Florida are the most popular, and each has campgrounds or RV resorts where lot ownership is common among full-timers.
The Equity Argument
Every night you rent a campsite, the money is gone. A lot payment builds equity — and seasonal lots in desirable campgrounds have historically appreciated in value, particularly waterfront or lake-adjacent sites. A lot paid off before full retirement is a meaningful financial asset that also serves as your home base.
Seasonal Cost Savings
During the months your lot is your home base, you pay the annual HOA fee instead of nightly or monthly campsite rates. For a lot with a $2,000/year HOA fee, that's roughly $167/month — far below most monthly campsite rates. The lot also eliminates the need to pay for off-season RV storage.
Community Stability
One of the real challenges of full-timing is the lack of lasting community. You're always meeting new people but rarely building deep friendships. A home-base campground where you return year after year solves this. You get to know your neighbors. You have a place to host people. The campground becomes your neighborhood.
Domicile States with Strong Lot Markets
The three most popular full-timer domicile states also have established seasonal lot markets — making it possible to combine a physical address with a lot that actually serves your travel lifestyle.
South Dakota

Campgrounds near Sioux Falls and the Black Hills region have lot options. The Escapees SDRV park in Sioux Falls is purpose-built for full-timers.
