Not all campgrounds are equal investments. These are the factors that most affect long-term satisfaction — and resale value.
Financial stability of the campground
A campground that's struggling financially will defer maintenance, increase fees aggressively, or in worst cases, close or sell. Ask about ownership history, pending capital projects, and reserve fund status.
Active lot resale market
A healthy resale market means lots sell within a season when priced reasonably. Ask how many lots sold last year. If lots sit for 2+ years, demand may be soft.
Consistent management and rule enforcement
A campground where rules are enforced consistently is more desirable to live in and maintains property values better than one where standards are lax.
Infrastructure age and condition
Electric pedestals, water and sewer systems, and road condition affect your daily experience and future special assessment risk. Ask about the age of the infrastructure.
Location quality within the region
Waterfront access, proximity to attractions, and distance from major population centers all affect demand for lots — and therefore price appreciation over time.
